Project Scope

Ballast Removal: Collaborating with a trusted subcontractor, we vacuumed off the existing ballast.
Lightning Rod System Removal: Carefully removed the existing lightning rod system to prepare for the new installation.
Gutter and Spouting Removal: Dismantled the existing gutter and spouting in anticipation of the new roof.
EPDM Preparation: Sliced the existing EPDM to ensure proper ventilation.
Wood Blocking Installation: Installed wood blocking on the leading edge of the roof for added stability.
Box Gutter Installation: Supplied, fabricated, and installed new box gutters and downspouts along the rear edge of the building.
Insulation Installation: Secured 1/2″ insulation over the entire roof area with screws and plates for enhanced thermal performance.
EPDM Adherence: Fully adhered .060 EPDM (black) to the roof and walls for a for a secure and watertight finish.
Drain Rework: Reworked scuppers and drains as required for optimal water management.
Flashing: Re-flashed all curbs and penetrations to ensure watertight seals.
Sealer and Pockets: Installed pourable sealer and pockets around HVAC and electrical lines for additional protection.
Aluminum Coping Installation: Supplied, fabricated, and installed .040 aluminum coping with a Kynar finish on the parapet walls for a sleek, durable edge.
Debris Removal: Ensured all GSM-generated debris was removed, leaving the work area broom swept and clean.
Lightning System Reinstallation: Coordinated with a subcontractor to reinstall the lightning system safely.
Challenges
One of the significant challenges of this project was coordinating the work around the 911 emergency call center’s tight schedule. Adhering to the strict timeline mandated by Cecil County required precise planning and execution.
