We are always sensitive to the possible disruptions that a new roof can cause for building occupants, however, when the building is a surgical center that sensitivity is kicked up a notch. This was the case for the Roxana Cannon Arsht Surgicenter. The surgery center was in need of a new roof solution that would allow them to continue with their regular schedule while minimizing fumes, dust, and noise that could potentially interfere with the fine surgical instruments that they use.
Due to the sensitivity of the surgery center a traditional re-roof wouldn’t be a good option, so the Christiana Care Health System chose to have GSM apply a Tremco Alphagard Coating to restore the roof. This specific coating product allowed us to work during regular business hours due to its odorless quality. We began by scanning the aging EPDM membrane in order to identify areas that were wet and/or in need of repair. Once these repairs were made we power washed the roof after hours to prevent any unnecessary vibrations during sensitive surgical procedures. The coating, which sets quickly, forced us to work in smaller roof sections; once the two-part coating was mixed we had approximately 20 minutes to apply it to the roof surface before it became unusable. Because of the speed in which the coating cured and the sequence of events (coat roof/mesh/coat again), we utilized a 4-man crew. This not only allowed us to effectively work with the coating but also to complete the project in a timely manner for the customer.

The project went off without a hitch, we were able to work within the customer’s special requirements and fully restore the roof.
